Panel apartments have become the winners of the last decade on the housing market. The reason for the popularity of this type of property is that they are about 20 percent cheaper than brick-built apartments, according to an analysis by ingtalan.com.
Apartment and sublet prices are constantly rising in Debrecen
In the announcement, the latest average square meter prices of panel and brick apartments were compared in the capital and 18 cities with county status. According to their data, the capital’s panels were offered for sale at an average price of HUF 789,000 per square meter at the beginning of June, compared to the price of brick apartments at HUF 1.02 million, which is a huge difference of 25 percent.
In the two districts with the largest supply of panels, the third and eleventh districts, the average price of the panels at HUF 823 and HUF 910 thousand represents a price advantage of 28 and 12 percent, respectively, compared to brick apartments.
In Debrecen, Veszprém and Székesfehérvár, the asking price for panels was HUF 675,000, 648,000 and 635,000 per square meter, respectively, while the sellers asked HUF 832,000, 807,000 and 797,000 for flats. In Szeged, this pair of numbers is HUF 563 and 729 thousand.
The price advantage of brick-built properties was the lowest in Miskolc and Békéscsaba, HUF 22,000 for the former and HUF 31,000 per square meter for the latter.
In the analysis of ingtalan.com, it was highlighted: 25 percent of Budapest residents and 24 percent of people living in cities with county status live in panel apartments, about 1.1 million people.
Prefab apartments have become popular among people living alone in the capital, and the reason for this is the increase in housing prices – László Balogh, the leading economic expert of ingtalan.com, evaluated the data.
The floor plan database of ingatlan.com reveals that the smallest panel apartment in the capital is a 20-square-meter property in the Pünküsdfürdő housing estate. The other extreme is the inner two-story, 123-square-meter panel apartment of the Káposztámegyer housing estate.
